The Bluffs features over 1200 units, 37 floorplans, and miles of rolling greenbelts. There are several different home owners' associations with a few swimming pools for each, as well as community rooms that can be used for events. Built over several years in the late 1960's, each town home offers Classical Spanish/California architechtural elements and some of the lowest density living in the region. There is also a Boys' and Girls' Club, a pre-school, and a city park which includes playing fields, a playground, and Summer concerts. Eastbluff Elementary School (K-6), Corona del Mar High School (7-12), and Our Lady Queen of Angels School (K-8) are all excellent schools within walking distance of each home. The public high school provides a rubber track and tennis courts that many community members enjoy. The Mountain to Sea Bike Path passes right by the Bluffs, linking it to a bike path system that extends into Irvine and towards the mountains. In addition, The Newport Beach Tennis Club offers memberships for tennis and a full-service club and Our Lady Queen of Angels Parish holds masses throughout the week.
